To facilitate students and staff participating in the Gold Coast Commonwealth Games this April, Queensland universities are preparing for an early start to the 2018 academic year. University classes will commence from 19th February 2018 and a two-week mid semester break will run from 2nd -13th April 2018 to align with the Commonwealth Games from 4th-15th April 2018.
The early semester start has driven demand for quality student accommodation product as organised students prepare for an early start to their studies in 2018. Major Queensland universities across the state are due to release their final rounds of university offers on the 25th January 2018. We expect demand for accommodation to increase over the coming weeks with the release of university offers, as thousands of students scramble to find suitable accommodation before the new semester starts on 19th February 2018.
The heat of our Queensland summer has put air conditioning at the forefront of many students’ wish lists and has contributed to a high level of enquiry from those seeking air-conditioned rooms. Hive has now leased more than half of all air-conditioned rooms brought to the rental market at the beginning of the year. Private ensuite bathrooms are also in high demand followed by budget conscious students seeking well maintained, modern standard rooms (without air conditioning or an ensuite) within walking distance of university/education precincts or public transport nodes.
With our societies reliance on Internet only becoming more prevalent it is not surprising Hive has also seen an increase in the number of internet specific enquiries during this busy January/February intake period. The type of Internet connection (ie. Cable, ADSL, NBN) and the data limits imposed are among the most frequently asked questions and is a major factor in the decision-making process for students as they consider their accommodation options. We have seen strong demand for properties that offer high speed Internet plans with unlimited data & adequate bandwidth for the number of residents at the property.
Unlike traditional residential leases, the management of rooming accommodation requires a multifaceted approach with consideration for factors such as inter-tenant compatibility and the alignment of lease end dates with peak student demand periods. Hive Student Accommodation is an experienced rooming accommodation provider with specialist staff who are able to manage rooming accommodation properties with these factors in mind to achieve maximum rental rates with minimal room vacancy.
We are dedicated to maximising the investment returns for our clients while providing a superior service to our student residents. Hive is interested in hearing from investors and developers of rooming accommodation, in both the student and young professional markets.
